Portfolio Property Manager

OVERVIEW

Custos Management is seeking a highly organized, solutions-driven HOA Property Manager to oversee a portfolio of community associations. This role requires strong leadership, decisive communication, and the ability to manage multiple priorities while delivering consistent, high-level service to Boards and residents

CORE RESPONSIBILITIES

  • Lead Board Relationships: Serve as the primary advisor to Boards of Directors; run meetings, execute decisions, and drive accountability

  • Own Property Operations: Conduct inspections, manage maintenance and capital projects, and hold vendors to performance standards

  • Drive Financial Performance: Work with accounting on budgets, collections, and financial reporting; monitor variances and control costs

  • Manage Resident Experience: Handle escalations, enforce rules professionally, and ensure clear, consistent communication

  • Ensure Compliance: Enforce governing documents and coordinate with legal counsel when needed

  • Leverage Technology: Utilize management software and resident portals to streamline operations and maintain accurate records

WHAT WE’RE LOOKING FOR

  • Proven HOA/property management experience

  • Ability to manage multiple communities without losing detail or responsiveness

  • Strong decision-making and problem-solving skills

  • Clear, confident communicator with boards, residents, and vendors

  • Organized, accountable, and results-oriented

  • Experience with property management software preferred
